A custom home is a long project — typically 18 to 28 months from first call to keys. Our process is paced, published, and predictable so you always know what we're working on, what's next, and what it costs.

Discovery Consultation · 1 hour
A working session covering site, brief, lifestyle, budget reality, and timeline. You leave with a feasibility read and a probable budget range. No fee, no obligation.

Concept Design · 4–6 weeks
Two distinct directions, hand-sketched and modeled in 3D for side-by-side comparison. We meet weekly. You pick a direction at the end of the phase.

Schematic Design · 4–6 weeks
The chosen concept resolved through plans, sections, and elevations. First pricing pass with a builder. Material direction agreed.

Design Development · 6–10 weeks
Every wall, window, and finish locked in. Structural engineer, MEP, and landscape consultants brought on. Detailed pricing pass.

Construction Documents · 8–14 weeks
The full builder set — drawings, specifications, schedules, and details. The drawing set becomes part of the construction contract.

Permit Process · 6–16 weeks
We submit, run revisions, and respond to corrections directly with the AHJ. Concurrent with builder pricing and contract negotiation.

Builder Coordination · 2–4 weeks
Pre-construction kickoff, submittal review schedule, and an RFI workflow set up before the first shovel hits dirt.

Construction Administration · 10–18 months
Bi-weekly site walks, RFI and submittal review, change-order analysis, and final walkthrough. The principal stays on through the punch list.
